  Advertised as small units and starter units with flexible terms aimed at small traders and expanders - was advised by Invest in Bristol and sounded ideal for a first expansion into Bristol and although a downgrade to what we are accustomed is would be suitable until we found our feet.
  
  Until you get the use/price. Use is restricted, they are not allowed vehicles near the building, so no unloading permitted and a raft of other restrictions. 700s/f was quoted at £911 - over double what the market value is for a larger unit, and £200 more than one 1750 s/f .....1000 s/f larger, with similar services all inclusive.
  
  Justification is given by way of receptionist, and fork lift services - that was aftyer they explained there was only corridor access to the unit - so no fork-lifting required, nor useful if it couldnt get to the unit.
  
  So to pigeon-hole your mail, you will pay a vast amount.
  
  Cheaper to plant yourself on the desirable M5 or Central Bristol in a larger unit which does not have restricted use or restricted access.
  
  Shame the scheme is missing the plot as it would have been an interesting introduction to Bristol. It appears I will have to avoid Bristol as it obviously does not want investing in and jobs for locals.
